Overview

Roof repairs that fix the cause, not just the symptom

A roof repair is any work that puts a failing part of your roof back into a watertight, secure condition without replacing the whole roof. That covers slipped and cracked tiles, broken slates, loose or missing ridge tiles, failed mortar, damaged valleys, torn underfelt, rotten battens and worn flashing.

Most homeowners call us for one of three reasons: water is coming through a ceiling, something has visibly moved on the roof after wind, or a surveyor or neighbour has pointed out a problem. In each case the visible damage is rarely where the problem started. Water travels along felt and timbers before it shows inside, so a stain in the bedroom can begin a metre or more away.

That is why every repair starts with Travis on the roof, tracing the water path and photographing what he finds. You see the evidence, you understand what is wrong, and you get a fixed price to put it right. No day rates, and nothing added without your agreement.

The risk of waiting

What happens if a small roof fault is left

Roof damage rarely stays the same size. Each wet season makes the repair bigger and the bill higher.

Battens and rafters rot

Persistent damp softens timber. A tile replacement becomes a batten replacement, and eventually a section re-roof.

Insulation stops working

Wet loft insulation loses most of its value, so you pay more to heat the house while the damage spreads.

Ceilings stain and collapse

Plasterboard holds water until it fails. Ceiling repairs and redecorating can cost more than the original roof fix.

Mould and damp inside

Hidden moisture in the loft feeds mould that spreads to bedrooms and affects air quality.

More tiles go in the next storm

A gap lets wind under neighbouring tiles. One slipped tile often becomes a row.

Common mistakes homeowners make

  • Using sealant or tape on a cracked tile: it fails within a season and hides the real fault.
  • Waiting for dry weather to 'see if it gets worse'; by the time it does, the timbers are wet.
  • Hiring someone who repairs from a ladder without checking the felt and battens underneath.
Warning signs

Signs you need roof repairs

  • Brown stains or damp patches spreading on upstairs ceilings
  • Tiles or slates out of line, cracked or lying in the garden
  • Daylight visible through the roof boards from the loft
  • Mortar crumbling from ridge tiles or falling into gutters
  • A musty smell or mould in the loft after rain
  • Dripping or wet insulation directly below a valley or chimney
Pricing

What affects the price

We don't publish prices because every roof is different. After a free inspection you get one fixed price. These are the things that shape it.

Access

A bungalow reached from a ladder is a very different job from a three-storey terrace that needs scaffolding or a tower.

What's underneath

Replacing a tile is quick. If the felt and batten below have rotted, that section needs stripping and rebuilding properly.

Materials

Common concrete tiles are easy to match. Reclaimed clay or older slate takes more sourcing.

Extent of damage

One slipped tile and a whole storm-damaged verge are priced very differently, which is why we inspect before quoting.

In detail

Types of roof repair we carry out

Somerset housing ranges from Victorian stone terraces in Glastonbury and Wells to post-war and modern estates in Street and Bridgwater. Each roof type fails in its own way.

“Travis came round, quoted clearly, turned up when he said he would, did the required job on time and on budget with skill. He kept me informed of any extra work needed, with evidence. In a world where many don't do what they say they are going to do, Travis does.”

Tile and slate replacement

Concrete interlocking tiles, clay plain tiles and natural slate are all common locally. Cracked or slipped units are removed and replaced, with slates secured using copper or stainless tingles or nail-and-hook fixings depending on the roof. Where the original tile is no longer made, we source the closest match available.

Ridge and hip repairs

Ridge and hip tiles bedded in mortar loosen as the mortar cracks with age and frost. We re-bed them in fresh mortar or, where suitable, convert to a mechanically fixed dry ridge system that does not rely on mortar and needs far less maintenance.

Valley and flashing repairs

Valleys carry more water than any other part of the roof, and failed lead or mortar valleys are one of the most common causes of leaks we find. Flashings around chimneys, walls and dormers are checked and replaced where cracked, lifted or badly dressed.

Felt and batten repairs

On older roofs, the underfelt can perish and battens rot. Where this is localised, we strip the affected area, fit new breathable membrane and treated battens, and re-lay the tiles. Where it is widespread, we will tell you honestly whether repair or re-roofing is the better long-term spend.

Older and period properties

Many properties around Glastonbury, Wells and Shepton Mallet are over a century old. Repairs on these roofs need care with lime mortars, reclaimed materials and timber that may have moved over time. We have repaired roofs on properties dating back to the 1850s.

Why homeowners choose Travis

Why choose TB Property Maintenance and Roofing for roof repairs

You deal with the roofer, not a salesman

When you call about roof repairs, you speak to Travis. He inspects the roof, prices the work and carries it out himself, bringing in trusted labourers only on larger jobs. There's no handover between a surveyor, an office and a crew, so nothing gets lost along the way.

Evidence before every decision

You see photos of the problem before you're asked to spend anything. If extra work turns up once the job starts, you're shown the evidence and the options before anything changes. One customer put it simply: he kept them informed of any extra work needed, with evidence.

A fixed price, not a day rate

Every roof repairs job is quoted at a fixed price after a free inspection. You know the full cost up front, and it doesn't creep up if the job takes longer than expected. Travis prefers not to publish prices online, because guessing without seeing the roof helps nobody.

Reviewed, insured and accountable

TB Property Maintenance and Roofing is a Checkatrade member rated 9.96/10 by verified customers, with £1 million public liability insurance. Work is guaranteed, and the terms for your job are confirmed in writing with the quote. Reviews regularly mention turning up on time, working tidily and finishing on budget.

Local knowledge

Roof Repairs across Glastonbury & Somerset

Glastonbury, Street and Wells have a real mix of roofs: Victorian slate terraces, 1930s clay-tiled semis, and post-war and modern estates with concrete interlocking tiles. Each one ages differently, so a repair that works on one won't always suit another.

Exposed sites on the Mendip edge and open ground on the Somerset Levels take the full force of westerly storms. Verges, ridges and valleys go first. When we repair them, we fix them to stand up to those conditions rather than simply putting them back as they were.

Every job is handled by Travis Biddle personally, with 10 years in the trade, £1 million public liability insurance and a 9.96/10 Checkatrade rating. You get a fixed price after a free inspection, photo evidence of any problem, and nothing added without your agreement.

FAQs

Roof Repairs questions, answered

Can't see yours? Call Travis on 07916 735568.

01

How much does a roof repair cost?

+

Every roof is different, so we give a fixed price after a free inspection rather than guessing over the phone. The price you are quoted is the price you pay.

02

Is the roof inspection really free?

+

Yes, for homeowners. If you don't yet own the property (for example, a pre-purchase inspection), there is a charge, which we confirm before visiting.

03

How long does a typical roof repair take?

+

Most tile, slate and ridge repairs are completed in a day. Larger felt and batten repairs can take longer, and we will give you a timescale with the quote.

04

Can you repair my roof in wet weather?

+

We can make a roof safe in poor weather. Permanent repairs that rely on mortar or adhesives are done in suitable conditions so they last.

05

Do you guarantee roof repairs?

+

Yes. Repairs come with a guarantee, and the details for your job are confirmed in writing with your quote.

06

Should I repair or replace my roof?

+

If the faults are localised and the felt and battens are sound, repair is usually the right call. If problems are widespread, we will show you the evidence and explain why re-roofing may save money long-term.

07

Do you offer emergency roof repairs in Glastonbury?

+

Yes. If water is coming in or tiles have come off in a storm, call 07916 735568 and we will make the roof safe as quickly as possible.

08

Which areas do you cover for roof repairs?

+

Glastonbury, Street, Wells, Shepton Mallet, Frome, Trowbridge, Bridgwater, Cheddar, Somerton and Weston-super-Mare.
